Balloan Steading East offers four superking/twin bedrooms, all with their own en-suite shower room. The fantastic open-plan living space is complete with cosy wood burner and boasts views out over the countryside and Dornoch Firth. Balloan Steading West is next door and is this property’s twin, also offering four superking/twin bedrooms with en-suites. These can be booked together to create a spectacular house sleeping up to 16 guests.

Balloan Steading provides secluded and exclusive accommodation in one of the finest spots from which to explore the wild and wonderful coastline of Caithness and Sutherland.  The Steadings are a place to relax in comfort and enjoy the peace and quiet of a beautiful rural setting. You are only 3 minutes’ drive from the centre of Dornoch, where you will find outstanding places to eat and drink, a vast expanse of golden sand to wander along and one of the finest golf courses in Scotland at Royal Dornoch.

Living area: With wood burner, and Smart TV.
Dining area: 3 metre long table seats 10.
Kitchen area: With electric oven, electric hob, microwave, fridge/freezer and dishwasher.
Utility room: With washing machine.
Bedroom 1: With zip and link super kingsize bed (can be twin beds on request), Smart TV and en-suite with walk-in shower and heated towel rail.

First Floor:
